Introduction

As Canada's senior population continues to grow, understanding their housing preferences and needs becomes increasingly important. The 2021 Canadian Housing Survey provides a detailed snapshot of these trends.  We looked at the study and wanted to provide you with a brief summary of its main points

The Growing Trend on Aging in Place

The concept of "aging in place" is not just a buzzword.  It's a strong wish among many seniors to remain in familiar surroundings, in homes filled with memories, and in communities they've grown to love.

Out of all the respondents in the study, 66% expressed being satisfied in their homes.  The study also looked at satisfaction levels between age groups:

Senior homeowners over the age of 55 had the highest satisfaction levels, with 74% of this older homeowner group being “highly satisfied” in their homes.

This growing level of satisfaction with retired homeowners aged 55 or older underscores the importance of creating environments conducive to the aging in place trend, ensuring seniors can live comfortably and safely in their homes for as long as they desire.

Home Ownership Pressures on Seniors

Traditionally, owning a home has been a strong desire by Canadians and has been associated with financial stability and accomplishment. However, as the survey reveals, this sentiment begins to change as people get older.

For homeowners up to the age of 75, there is a significant gap in satisfaction levels between owners and renters—with owners being much more satisfied than renters.

From the chart above though, we can see this trend starts to change for seniors aged 75 or older. The gap between the satisfaction levels of homeowners and renters narrows.

This raises some important questions: Is the maintenance of a home becoming a challenge for older homeowners? Are seniors seeking more social living arrangements? Or are financial pressures influencing this shift?

The Appeal of Multi-Unit Dwellings for Seniors

Another significant trend highlighted in the survey is the transition from single-detached homes to multi-unit senior housing options. From the chart above, we can see a growing appeal for multi-unit dwellings as adults get older. This shift isn't just about downsizing; it's about the benefits of community living, shared amenities, and reduced maintenance responsibilities.

Multi-unit dwellings often offer social engagement opportunities, essential for mental well-being, and often come equipped with senior-friendly features, making daily life more comfortable.

The Rise of Senior Loans

Financial stability, or the lack thereof, plays a pivotal role in housing satisfaction for retired homeowners. The survey underscores that seniors facing financial constraints often express lower satisfaction with their dwellings.

This has led to an increased interest in financial solutions tailored for this age group.

Loans for seniors or specialized mortgages for seniors are becoming popular avenues to address these challenges, ensuring seniors have access to housing that aligns with their preferences and financial capacities.

Reverse Mortgages

One of the standout financial solutions for homeowners over the age of 55 is the reverse mortgage. For many, their home is more than just a dwelling—it's a significant financial asset. Reverse mortgages offer seniors the opportunity to tap into this equity without selling their homes.

How Do Reverse Mortgage Work?

Reverse mortgages loans are designed for homeowners 55 years or older.  There are no monthly payments required and the loan does not need to be paid until the borrower dies.

You can receive funds lump sum or in monthly installments as an income supplement and you can use the funds for any purpose.  You can get a reverse mortgage for up to 59% of the value of your primary residence.
